Data Center Expansion in Focus: Active Projects in the South and Speculative Growth on the East Coast

 

Our data center coverage continues to expand, and the projects currently monitored through 2028 are reflected in the following map. The red and orange markers indicate projects with tangible physical progress, such as land clearing or visible structures.

Currently, most large-scale active projects are concentrated in the South. In contrast, projects along the East Coast appear to be more speculative at this time, and seasonal weather will likely make construction more challenging in the coming months.

While new project announcements are frequent, many of these lack tangible progress. This week, we are highlighting a recently announced $25 billion, 1.4 GW "Frontier" campus in Shackelford County, TX. The project, not yet in the IIR database, is currently under review.

With a stated goal of a 2H 2026 delivery, the timeline appears ambitious, as our satellite monitoring has yet to detect any land clearing. Numerous key details, from permits to contracts, remain unconfirmed and are currently under investigation by the IIR research team.
