The recent drop in Fermi stock following a tenant cancellation was a risk already identified by Vulcan users. They only recently land cleared in October which served as a primary signal that the developer would likely fail to meet its proposed timeline and that not all is well on the development front.

Analysis of the 2026–2027 Pipeline

An analysis of the top 20 data centers by capacity slated for the next two years reveals significant risks:

  • 2026 Projects: While many sites show signs of active construction, very few are nearing 100% completion. Given that we are now in mid-December, delays for these upcoming projects appear inevitable.
  • 2027 Targets: There is a growing concern that 2027 "online" dates are being used as strategic placeholders rather than realistic targets. Setting a 2027 timeline allows companies to signal leadership in AI development while avoiding near-term accountability. In reality, many of these sites have not yet begun land clearing.
